5 / 5 ★The village is well managed with an excellent group of gardeners who keep the hedges and lawns immaculate.

4 / 5 ★I have lived here for five and a half years. There is no resident nurse. Manager lives in Te Puke. Pool closed for several months and again while reroofing occurs. I enjoy living next to Tauranga City Council's playground - hearing children at play.

4 / 5 ★As a "lifestyle" village I feel the age for entry should be reconsidered. Too many 80+ year residents now entering the village are a) not able to enjoy the 'active' and, therefore, b) are not able to organise the activities on offer.

3 / 5 ★Village well maintained. [In my experience it is] (eds.) very hards to get management to do what they are responsible for. For 15 years my shower has been leaking into the wall. The wall is rotten. They will have to rebuild that section of the house when they ever get around to it!

2 / 5 ★I would only recommend this village to those with partners in Althorpe Hospital. Responsive management rating only apples to our new manager. Previous manager and owners would rate 1.

2 / 5 ★[in my opinion] The building and infrastructure (especially roads, services, retaining walls) are aging, all need long-term maintenance, out of the residents LTM fund (partially subsided by operator) mostly held until units are re-licence and only benefit new occupiers (especially poor insulation, single-glazing, aging kitchens!)

1 / 5 ★A few staff knowledgeable. Response can take ages. Residents have just been told to be nice to each other. Clicky groups dont help. At meals we have been told you can't sit here, we dont go now.
